Storm season on the Treasure Coast is not one event. It is a long stretch from early summer into late fall where Port St. Lucie sits with warm water on one side and a lot of afternoon heat on the other, and your air conditioner has to work through all of it. Most of the storm damage we get called out for was never caused by wind. It was caused by what happened to the power, and by what the house did to itself while nobody was home.
Before: fix the marginal parts in spring, not the week a storm gets named
A capacitor that is reading low in April will still run the system in April. It will run it in May. What it will not do is survive a rough restart in September. The same goes for a contactor with pitted points, a weak start component, or a drain line that is already half packed with slime. None of those are emergencies on a calm Tuesday. All of them become emergencies the moment the grid does something ugly.
That is the whole argument for a spring service visit. It is not a ritual. It is measuring the parts that are already trending toward failure and replacing them while a truck can actually get to your street. Once a named storm is in the forecast, every supply house in St. Lucie County empties out and every schedule fills, and a part that was a routine swap in April becomes a week without cooling. Before: clear the ground around the outdoor unit
Walk out to the condenser and look at it the way wind would. Loose pavers, a stack of pots, a folded patio umbrella, screen panels leaning against the fence, a palm frond pile you meant to bag last weekend. All of that becomes something moving at speed, and the coil on that unit is soft aluminum. A single fence picket can wreck it.
Trim back anything growing tight against the cabinet, and give the unit breathing room on all sides. Plants that crowd a condenser are already costing you efficiency in normal weather, and they hold debris against the coil during a storm. While you are out there, find the disconnect box on the wall near the unit and note where it is. Knowing where it is matters. Opening it up and poking around inside does not. That box is live equipment, and if something looks burned, melted or wet, that is a call, not a project.
During: the one thing worth doing when the lights go out
If the power drops, shut the system off at the thermostat, then shut off the breaker that feeds the air handler and the breaker that feeds the condenser. That is it. That is the single most useful thing a homeowner can do during a storm, and it costs nothing.
Here is why it matters. When the grid comes back after a storm, it rarely comes back clean. It flickers. It comes up at low voltage, drops again, comes back. If your system is still switched on, the compressor tries to start every time the power blips, and a compressor starting into low or unstable voltage draws enormous current with very little of it doing useful work. Do that four or five times in an hour and you can cook a winding or weld a contactor shut.
Why brownouts are harder on a compressor than a clean outage
A clean outage is boring. The power stops, the system stops, nothing turns. Equipment sits idle and idle equipment does not fail.
Brownouts are the problem. Low voltage makes a motor pull more amperage to do the same work, and heat builds in the windings fast. Add repeated hard restarts on top of that, with no time for pressures to equalize between attempts, and you are asking a compressor to start against a full head of pressure over and over. That is the failure mode we find most often after a storm week, and the frustrating part is that the machine was fine before the weather. It was the recovery that killed it. Breaker off means none of that reaches your equipment.
After: check before you flip anything back on
Once power is genuinely stable, meaning it has been steady for a while rather than blinking, go look at the equipment before you restore the breakers.
Check for debris packed into the coil or jammed in the fan grille. Check for standing water at the pad and whether the water line reached the base of the cabinet. Check whether the pad or the unit itself shifted, because a condenser that moved has put strain on the refrigerant line set and the electrical whip. Look for wires pulled tight, a bent line, or a lineset that is now under tension. Inside, check that the drain line is clear and that nothing came through the attic. If everything looks normal, restore the condenser breaker and the air handler breaker, then turn the thermostat back on and give it a few minutes before you decide it is fine.
If anything looks wrong, leave it off. A system that will not start is a repair. A system forced to start with a problem is usually a bigger one. When the symptom is not obvious, that is what HVAC diagnostics in Port St. Lucie exists for, and it beats guessing.
Water that came up instead of down
This one is not negotiable. A condenser or an air handler that has been submerged does not simply get switched back on. Floodwater gets into the compressor terminals, the contactor, the control board and the motor windings, and around here it is rarely clean water. Salt and silt stay behind after it dries and keep corroding the contacts from the inside.
A unit that took water needs to be looked at with the power off before anyone energizes it. Sometimes it can be cleaned, dried and returned to service. Sometimes it cannot. Either way, that decision comes after an inspection, not before.
Surge protection is a reasonable measure, not a guarantee
A whole-home surge device and a unit-level protector at the condenser are sensible things to have in this part of Florida, and we install them. What they do is absorb a lot of the transient spikes that ride in on a recovering grid. What they do not do is make your system storm-proof. A direct strike is a direct strike, and no protector is rated for that. Protection is worth having because most electrical damage is not dramatic, it is a thousand small hits. Treat it as insurance against the ordinary, and still shut the breaker off when the power goes.
The humidity problem in a multi-day outage
Cooling is only half of what your air conditioner does here. The other half is pulling moisture out of the air, and in a closed house in August that job never stops. When the system is down for several days and the windows stay shut, indoor humidity climbs into the range where mould does very well, and it does not need long. Drywall, carpet pad, closets and the back sides of furniture all start growing before anyone notices a smell.
If you have a safe way to move air and the weather has passed, open the house up and get cross ventilation going. If you have generator capacity, running a dehumidifier does more good for the building than running fans. And when cooling comes back, expect the first day to feel muggy while the system works the moisture back out of everything it soaked into.
The honest scheduling reality
Everybody calls the same week. That is just true. A storm passes over St. Lucie County, power comes back in waves, and within about two days the phones do not stop. Emergencies get triaged first, elderly and medical households first among those, and everything else lines up behind. Parts run short because every supply house in the region is drawing from the same shelves at once.
None of that is an excuse, it is the reason the spring visit matters so much.
